Farleys’ commercial property team were approached by Michael Hales, owner of Imagine Inns, to assist with the purchase of a North Wales pub and restaurant to add to the company’s portfolio.
It is believed that there have been custom houses on the site in Conwy since 1438AD which is now occupied by Tal y Cafn which stands at a historic crossing point on the River Conwy.
Mr Hales need a quick turnaround on the exchange but then required a delayed completion. Despite this, he needed access to the property in the time between the exchange of contracts and the completion.
To enable this, Farleys’ commercial property team drafted the contract and included a clause which allowed Mr Hales to refurbish and occupy the premises during that interval ready to begin trading as soon as possible. The sale was completed in November 2020 and Tal-y-Cafn has been operating as a takeaway service during the Welsh lockdown with a view to reopening for guests as soon as it is safe.
The site joins the Butlers Arms in Pleasington (Blackburn), The Hawthorns in Blackrod and the Railways in Bromley Cross in Bolton as part of the Imagine Inns group.
